The North Ridge Developments show home at 163 Germain Court in Brighton offers a family a beautiful and comfortable place to call home.
It’s easy to see why North Ridge Developments was awarded Builder of the Year at the Saskatoon and Region Home Builders Association’s Housing Excellence Awards way back in February. With seven homes in this year’s Parade of Homes , the company continues to showcase the most desired features for buyers and the company’s show home at 163 Germain Court is no exception.
Located in Brighton, 163 Germain Court features the Richmond floor plan with 1,874 square feet of modern living. With three bedrooms upstairs, a bonus room, walk-in closet and ensuite, the Richmond has so many of the features buyers are looking for — all in a stylish, high quality package.
A mud room entrance from the garage will provide the homeowner’s family with a way to keep mess to minimum. The mud room also doubles as the laundry room. It’s boasts a bench and hooks for organizing kids’ clothes and gear. Meanwhile, the generously portioned front entrance provides a great space to greet guests and has an extra large closet as well.
The feature wall with venetian polished plaster in the powder room and main floor living area is sure to grab visitors’ attention. Venetian polished plaster is a wall application that uses plaster mixed with marble dust. The plaster is then polished to a shine with multiple layers adding texture or colour. The result is a beautiful and unique addition to the home.
“It really does look like marble,” says North Ridge’s Daryl Renneberg.
Upgrades to the Richmond include a Hunter Douglas blind package, air-conditioning, an extra-large garage and blinds and window dressing. Everything else, says Renneberg, is standard.

The main living area is given some special treatment with the Venetian polished plaster feature wall. The open concept living area also boast tons of natural light and durable laminate floors.
The kitchen is an attractively designed space destined to become the central launch pad for family meals, entertaining friends and family, or heart-to-heart chats with the kids while they do their homework at the quartz-topped island.
The painted medium density fibreboard (MDF) cabinetry is right on trend in grey. There’s a corner walk-in pantry, laminate flooring, textured subway tile and designer lighting to create a contemporary look. The modern design continues with a wide trim package and baseboards.
The luxury vinyl tile in the bathrooms, mud room, and front entrance provides a sumptuous look that is also durable and easy to clean.

The kitchen is stylish in tones of grey with a corner pantry, quartz countertops, and subway tile backsplash.
As visitors tour through the house, it’s notable just how many pot lights have been installed. While the large windows let in lots of natural light, pot lights with dimmer switches will also keep things bright and comfortable.
One of the most popular features in the floor plan is the bonus room at the top of the stairs.
“This is where you’re really going to live with your family,” Renneberg says. “Because you can be a little messy up here if you have kids. You don’t have to worry about cleaning it up if you have people coming over. (And) the kids are in bed, you’re upstairs you’re on the same level.”
The homeowner’s suite features a bold teal colour, a large walk-in closet and a dual-sink vanity in the ensuite. Homeowners with feel like they have their own personal retreat.

At the top of the stairs a bonus room is the perfect spot to relax with the family in a more casual setting. Parents can catch up on their latest shows or read a book, all while on the same level as the little ones.
