ROI for a Bathroom Remodel

When thinking about selling, many homeowners consider areas in their home that might need a little pre-listing TLC, and bathrooms are commonly on the list. In fact, 26 percent of sellers make some sort of improvement to a bathroom before selling, according to the Zillow Group Consumer Housing Trends Report 2018. Remodeling a bathroom before resale can help attract more buyers, but getting every dollar invested back at the time of resale is not guaranteed.

Zillow data shows that bathroom remodels yield the biggest returns in terms of boosting your home’s resale value. For minor cosmetic changes, you’ll see a $1.71 increase in home value for every $1 you spend. This includes things like painting and refinishing cabinets, swapping out the mirror or upgrading hardware.

So, even if you only have the time and budget to make small improvements, focusing on bathrooms is usually a smart move.

The Big Three Bathroom Faucets

Bathroom Sink Faucets: The easiest solution for a quick bathroom faucet upgrade. Generally a bathroom faucet needs to stay within the installation parameters of the previous faucet unless the sink/counter is also being replaced. However, you can create a whole new bathroom look with just a new faucet finish and matching bathroom hardware accessories.

Shower Faucets: Spend a little for a quick upgrade with a brand new shower head, or go all out with a shower system, body sprays included. Add a hand shower attachment for another quick win, no special installation needed. A full shower replacement is the perfect time to get in the wall and swap out your valve. If you don’t want to open up the wall, you’re limited to shower trims that are compatible with your current brand/rough in.

Exterior Restoration Services | RAND Engineering & Architecture, DPC

PRESERVE AND PROTECT

Despite major advances in building materials and construction methods, water remains a formidable foe. Cracked, deteriorated masonry allows water to enter into a building, creating leaks that can eventually lead to structural damage. In cold weather, trapped water freezes and expands, causing bricks, stones, and other masonry to loosen, spall, and dislodge.

RAND has extensive experience in fighting leaks and deterioration through a carefully planned approach to maintenance and repair. Our engineering and architectural expertise covers the entire spectrum of exterior repairs and waterproofing, including:

Facade Inspection Safety Program (Local Law 11/98)

Under New York City’s Facade Inspection Safety Program (formerly called Local Law 11/98), all buildings taller than six stories must be inspected by a Professional Engineer or Registered Architect every five years, and owners must file a facade condition report with the Department of Buildings. RAND’s in-house engineers and architects have issued more than 4,000

How to Declutter Your Kitchen Like a Minimalist

We independently select these products—if you buy from one of our links, we may earn a commission.

When it comes to decluttering tricks, there are many. From mantras and frenetic purges to viral methods, we go to great lengths to get things out of our homes. But there’s one popular trope that always works—and it involves showing yourself how often you use something, or, actually, how often you don’t.

It’s why the backwards hanger trick works for thinning out your closet to items that actually get worn. Or why it’s so easy to get rid of things once they’ve been boxed up in storage for a while: You realize that if you haven’t needed to get into the box all year long, you can confidently get rid of everything without even peeking inside.

It’s an effective principle because it eliminates the common, nagging decluttering thought hurdle of “But what

How big a kitchen do you need in a tiny house?

The Kitchoo packs it all into one unit only four feet wide, perfect for your quarantine suite.

One thing that I have never understood about the tiny house movement is the devotion to not-so-tiny kitchens. Melissa Breyer recently described the situation with an example:

Four burners, an oven, a large sink, and roomy refrigerator would make this a great kitchen for a family who likes to cook. Some people think that tiny homes should come with tiny appliances, but if a homeowner places a lot of value in the kitchen and they are cooking for a family of four, it makes perfect sense (to this food enthusiast, at least) to prioritize space for a really workable kitchen.

That’s one extreme. At the other, we have the Kitchoo, designed and engineered by Peter Locher in Switzerland. “The story begins in Paris in a small studio of 20 m2 [215
